Professional termite inspections need to follow Australian Standards 3660 – this details the process for a comprehensive termite inspection. However, the quality of the termite inspection will depend on the experience and skills of the termite inspector. Importantly, at Megatec Pest Services we also allow extra time to make sure we carry out a thorough inspection to make sure nothing is missed. It is important to understand that a free “termite check” offered by some companies is not the same as a professional termite inspection.

It is important to understand that a termite inspection is a visual inspection – our inspectors are not allowed to move furniture and goods, or drill into walls. This is as per Australian Standards and industry insurance policies.

We use two key pieces of equipment during our inspections a donger and the Termatrac termite detector. The donger is a simple device used for tapping wood. Our experienced termite inspectors can tell from the sound if there is a problem worthy of further investigation. We use the Termatrac termite detector to detect increased moisture levels behind walls which could indicate a leak or termite activity. The detector also includes a motion detector which allows us to pick up termite movement behind walls.
We provide a multi-page termite inspection report with photos. It includes the findings of the inspection – detailing any termite activity, damage, conducive conditions and construction issues. It also includes a series of recommendations to make your home less attractive to termites and whether a termite treatment is required.

Pre-Purchase Timber Pest Inspection
Pre-purchase timber pest inspections or “pest inspections” are different to termite inspections. They are carried out for property buyers on a house they are looking to buy, termite inspections are carried out by homeowners on their own home. Pre-purchase timber pest inspections not only inspect for termites but also report on wood borer and wood decay (timber pests). This provides buyers with valuable information before deciding whether to buy or bid at an action and can be useful when negotiating on price.
These pest inspections need to follow Australian Standards 4349.3. As big decisions are made on the information in these inspections it is a requirement (by industry insurers) to have an agreement signed before carrying out the inspection, so that it is fully understood what is and isn’t included in the inspection.
The areas inspected during the inspection are the same as the termite inspection. Like the termite inspection, it is a visible inspection and belongings cannot be moved. Be aware that some sellers intentionally place belongings to prevent access to areas they don’t want us to inspect. We will list these areas of restricted access in the report, recommending access should be obtained to ensure there is no hidden timber pest activity.

Termite Inspection FAQ
Yes, termite inspections can be carried out in the rain. We might get a bit wet, but we can carry out all the necessary checks.
The length of time taken to carry out an inspection depends on the size of the building (including number of rooms), the construction type (does it have a sub-floor) and the size of the property (how much land is there to inspect). For a typical 4-bedroom house on a concrete slab we allow 1.5 – 2 hrs.
Australian Standards, government bodies and building authorities (and us!) all recommend that homeowners should have termite inspections at least once a year, and more frequently in areas of high termite pressure.
A termite inspection is reports on the conditions on the day of the inspection. In theory, termites could enter the property the day after the inspection. To prevent termites entering the property it is necessary to have a termite treatment – soil treatment or termite baiting system.
The cost of a termite inspection will depend on the size of the property being inspected (and therefore the length of time required) as well as the experience of the termite inspector. At Megatec Pest Service a termite inspection for most standard home will fall in the price range $280 – 350.
Signs of Termites
Whereas annual termite inspections are a must, it pays for homeowners to know the signs of termites so if they spot something suspicious, in between one inspection and the next, they can call their termite inspector to investigate.
Other than actually seeing worker termites, here are the top 4 signs of termites to look out for:
- Termite mud tubes (can appear on trees, fencing, walls, roof timbers and sub-floor)
- Damage to wood, walls and paintwork (rippling paintwork can hide damage underneath)
- Spongy floorboards and doors that won’t close (could indicate termite damage or other issues)
- Flying termites (especially during spring and early summer)
