We always discuss the various treatment options available to you. Whilst we may have a recommended option, sometimes there is more than one option suitable for your situation. The final decision is yours.
Before we start a treatment, we need a signed termite treatment proposal (standard insurance requirement). This ensures you fully understand what is involved in the treatment and are fully protected.
When we are called to provide a quote on a termite treatment, we generally carry out an informal inspection to confirm that termites are indeed present and gather enough information to allow us to provide a treatment quote. Most homeowners don’t want to pay for a formal termite inspection at this stage. However, before we carry out a termite treatment we need to carry out a formal and detailed termite inspection to map the full extent of the problem. This is important information to allow us to determine the effectiveness of the treatment and that the termites gave actually been eliminated from the building.
There are a number of different product options to eliminate termites from the building. The choice of product will depend on the termite species present, the level of infestation and its location.
In most cases we will use termite baits to eliminate the termites. It can take around 3 months to eliminate the termite from the house, but the major advantage of using baits is that it also eliminates the colony attacking the house.
We need to confirm the termites have indeed been eliminated by carrying out a termite inspection, before installing a termite management system.
A termite management system is a treatment installed around and sometimes under a house. There are two types of termite management system – a soil treatment or the installation of a termite monitoring and baiting system.
In most cases we recommend soil treatments as the best option – generally the soil conditions in Perth make this a high-performance, long-lasting option. Sometimes if there are issues with the site or building construction, we make recommend a baiting system instead.

The duration of the warranty depends on the type of termite treatment. However, all warranties are dependent on annual termite inspection being carried out to check on the integrity of the system and ensure it hasn’t been compromised by any activities or natural events.

Termite Soil Treatments
Termite soil treatments create a ‘barrier’ of treated soil around the building. The word ‘barrier’ is not really the correct term as the treatment does not repel the termites. The termites cannot detect the treatment and any termites trying to get through the barrier will die. THe more accurate description is ‘treated zone’.
It is important to understand that the soil treatments are design to eliminate hidden entry points into the house, preventing concealed termite entry. The do not, for example, stop termites building a mud tube over the top of the ground or across a branch to reach the house. This is why annual termite inspections are required to maintain warranties on soil treatments.


Termite Baiting Systems
Termite baiting systems involve installing bait stations in the ground at regular spacings around the property. Any termites approaching the house will be intercepted by the bait stations before they reach the building. We use the proven Termatrix Termite Monitoring and Baiting system.
In many ways termite baiting systems are the smart way to control termites, not only are they environmentally sound, the work by using their own behaviour against themselves. The bait stations contain attractive wood to intercept active termites. Through regular inspections, their activity is detected and termite bait is added to the bait stations. Termites will eat the bait, take it back to the nest, share it with their nest mates and the queen. Within 3 months, the colony is dead, permanently reducing the termite pressure on your property.
Ongoing support and costs for managing baiting systems are higher than soil treatments. Termite baiting systems need to be inspected every 3 months to check for termite activity. An annual termite inspection on the building is also required.
Generally, we will recommend a soil treatment, as we believe in most situations it is the best treatment option to protect your home from termites. However, we do install termite baiting systems if it is the only option or if requested by the homeowner.
Termite Protection for New Homes and Renovations
Any new houses being built need to include the necessary measures to reduce the risk of termite attack. There are quite clear regulations which must be followed. Typically, the physical features of the construction will create a barrier to termite entry, but there are always weak points, potential concealed entry points that need to be protected. The main termite entry points are joins in slabs, utilities entry points, the sub-floor (if you have one) and through the exterior wall (where it joins the slab).
It’s important to consider termite protection at the design stage. We will propose a termite protection system for your project before you start to build. We will use a combination of chemical and physical products to protect all potential termite entry points. Annual termite inspections are required to maintain the warranty on any termite treatments.
Termite protection needs to be considered for extensions and renovations (especially bathroom laundry and kitchen renovations). The joins between extensions and existing buildings are always a weak point and common route of termite entry.

The best termite treatment for your home depends on a number of factors – the construction type, soil type and slope of the block are the main physical factors. Although both soil treatments and baiting systems can be installed on the majority of homes, the final decision can also be influences by price and personal preference.
However, there are some sites where soil treatments cannot be applied, for example on rocky ground or steeply sloping blocks. In other situations, the soil type may require the soil to be changed around the building in order to apply the chemical, which increases the cost. In addition, if you are in an area which is prone to flooding, a baiting system is really the only option.
The cost of a termite treatment depends on a number of factors – the type of treatment, the size of the building, the construction type of the building, the soil type around the building and if any hard surfaces are present around the building. To apply a treatment, pavers need to be lifted (and re-laid) and other hard surfaces need to be drilled to inject chemical underneath or to install bait stations.
The payment schedules for the two types of treatment are different; soil treatments are generally more expensive to install but have lower ongoing costs, baiting systems are generally cheaper to install but have higher ongoing costs.
